Developer’s Raleigh project is 400K+ SF on a ‘prime-time’ site

DEVELOPER’S RALEIGH PROJECT IS 400K+ SF ON A ‘PRIME-TIME’ SITE

A Midwest developer is rolling out its latest project in Raleigh with plans calling for industrial buildings off New Bern Avenue in the eastern part of the city.

Cincinnati-based Al Neyer is building Freedom Business Park, which will have 423,000 square feet of space across two buildings. The project is situated on 28 acres at 4710 New Bern Ave. west of the Edgewater Place retail center.

“This is a true last-mile site when you consider the urban infill nature of the site,” says Justin Parker, vice president of real estate development for Al Neyer. “The fact you can access downtown Raleigh via New Bern Avenue, for industrial users who want to have the entirety of the Triangle at their fingertips, this is a prime-time site.”

Al Neyer is building the park on a speculative basis, though Parker says they’ve already seen strong interest from potential tenants. Construction is slated to begin in the second quarter and is expected to be finished in the second quarter of 2021.

About The Project

Freedom Business Park is a last-mile industrial park in east Raleigh, North Carolina. The 28-acre urban in-fill site is located 1.5 miles from I-440, 2.5 miles from I-540, and 1.5 miles from I-87, with two signalized access points on New Bern Avenue and US-64 Business. Freedom Business Park will appeal to a wide variety of industrial end-users who desire convenient access, easy ingress and egress, and close proximity to the explosive growth in the Triangle.
