Companies are seeking a vibrant location close to dining, shopping, and in nearer proximity to the communities their employees call home. That is exactly what The Offices at Oakley Station intends to offer – a stellar location that gives companies a convenient location with access to Interstate 71 and the Norwood Lateral, as well as the benefits of nearby retail, restaurants and luxury apartments at The Boulevard at Oakley Station. Al. Neyer is co-developing the project with Vandercar Holdings, Inc. and USS Realty, with the goal of accommodating between 150,000 and 400,000 sq. ft. of Class A office space. The Offices at Oakley Station will offer two buildings with large floorplates between 36,000 and 40,000 square feet. Featuring floor-to-ceiling windows and panoramic views, both buildings will be connected by a skywalk for added convenience. The entire project is estimated to serve up to 2,000 employees, perfect for a large office user seeking a space within the Cincinnati city limits. The office buildings will be Leadership in Energy and Environmental Design, or LEED, certified, which will provide tenants energy efficiency and 75 percent, 15-year tax abatements. The cost per square foot at Oakley Station intends to be significantly more affordable than other major office developments in Greater Cincinnati. Chris Vollmer Sr., John Schenk and Chris Vollmer Jr. at Colliers International are the listing brokers for the Offices at Oakley Station. Developers say construction would take about eight or nine months. Funding partners for The Offices at Oakley Station include the City of Cincinnati and the Port of Greater Cincinnati Development Authority.
