Cincinnati Children’s Turns To Al. Neyer Once Again For Major Office Building

Cincinnati developer and design-builder Al. Neyer was proud to serve repeat client Cincinnati Children’s by developing and building the Offices @ Vernon Place, a 146,000 SF office building. The real estate development represents an expansion of this established major minority investment partnership.

Al. Neyer worked with two investment groups, REEAAL and Jade IV LLC, to create a unique investment opportunity for African American investors, a segment of the community that is not traditionally included in commercial real estate ventures. The Offices @ Vernon Place project is 67 percent minority owned/managed. Participating minority investors have previously invested in real estate projects with Al. Neyer, including the Vernon Manor Hotel office conversion and the redevelopment of 237 Taft Offices.

The City of Cincinnati approved $7.5 million to fund the public infrastructure associated with the project’s development. PNC Bank provided additional financing support. The entire Offices @ Vernon Place development represents a total value of $41 million.

Crews worked carefully to ensure that the original parking garage stayed open and in use while the addition was built on top of the existing structure, ensuring Cincinnati Children’s could maintain operations that support critical patient care and research.

Al. Neyer’s design-build team broke ground on the Offices @ Vernon Place in January of 2016 and completed the project in December of 2017. The Offices @ Vernon Place is home to nearly 700 Cincinnati Children’s employees.
