Al. Neyer Identifies In-Fill Site for Spec Industrial Project, Starts Construction

Al. Neyer has commenced construction on a 156,000 SF speculative industrial project in Antioch, Tennessee. The project will include two warehouses to be built simultaneously on a 11.52-acre site in the southeast corner of Davidson County.

Building A, 118,000 SF, has been designed to be divisible to 26,000 SF for use by multiple tenants, after the team has seen increasing market demand for well-positioned industrial space that’s easily divisible to smaller square footage. Building B, 39,000 SF, is designed to outfit a full-building user looking for mid-size warehouse and distribution space.

Al. Neyer’s design-build team expects a 12-month construction period, and targets delivery of both buildings by Q4 of 2020. The project will include road widening of Old Hickory Boulevard to support easy access to Nashville International Airport, Downtown Nashville, and Interstate-24.

Al. Neyer has partnered with Robert Stout and Hi Lewis at Nashville-based Charles Hawkins Co. to represent the ownership in Old Hickory Industrial’s leasing efforts. The local office of Thomas+Hutton is providing civil engineering and land planning. The local office of Synovus Bank provided the construction financing.
