Al. Neyer and New York Life Partner on Massive E-Commerce Distribution Center Cedar Farms

Al. Neyer has teamed up with investment partner New York Life once again for a project that intends to meet Greater Nashville’s insatiable need for e-commerce distribution space. The partners are developing two speculative Class A bulk industrial buildings totaling 1.5 million SF, one of which includes one of the largest speculative buildings ever built in the Nashville market.

Cedar Farms offers users prime positioning on 103 acres near the Couchville Pike and I-840 interchange in Lebanon. This will give e-commerce users easy access to three interstates and convenient same-day delivery to 39 million people within 300 miles of Nashville. The project marks the second partnership between Al. Neyer and New York Life; the two firms co-developed the Mallory Green office project in Franklin, TN.

The tilt-wall building offers 36’ clear height and LED lighting in 70’ speed bays, enhancing a tenant’s distribution capabilities. Phase I includes a 902,000 SF building. Cedar Farms will also have a second pad available that could accommodate a build-to-suit structure of up to 600,000 SF.
