Al. Neyer is working toward developing and constructing a speculative five-story, 175,000 SF Class A office building in Cool Springs. Mallory Green will feature four acres of protected green space, a natural stream, and walking paths that lead to more than 45 restaurants and other amenities within walking distance. The office building will feature floor-to-ceiling glass, curtain wall construction, and large floor plates to give the office an open feel with an abundance of natural light. The initial phase includes more than 950 surface parking spaces as well as 85 reserved parking spaces beneath the building. A future phase could include a second office building and parking garage. The project also calls for two business-class hotels that will be co-developed and constructed on site in the first phase. The Mallory Green name gives a nod to the picturesque setting nestled within a booming submarket that is home to many corporate headquarters and other office users within Greater Nashville. This unique project is especially appealing to office tenants because of its easy access to Interstate 65, many nearby amenities, and its ability to provide employees an environment that promotes a live-work-play lifestyle. Al. Neyer intends to begin construction by the end of the month with a completion date of early 2018.
