In this role, he is focused on securing new developments and keeping existing development successful. He has been in real estate for 16 years and in his current post for five. What has been the most challenging aspect of dealing with the pandemic? It has been challenging to maintain project schedules throughout the pandemic, particularly due to delays in material delivery. One of the most challenging aspects of Covid internally has been maintaining a collaborative and communicative culture as we operated in a separated environment. Are people still holding back on making decisions about space to the extent that they can or changing their requests for space? We have seen everything from new industrial requirements that were generated as a result of changes the pandemic created to projects canceled or delayed as companies assess how the pandemic will change their working environments long-term. If there was one metric, policy, or initiative you will be watching closely in the next 6-12 months in commercial real estate, what would it be? We will be tracking certain commodity prices and schedule delivery — particularly concrete products and steel. The massive demand driven by Amazon.com Inc.’s ambitious growth plans nationally, combined with Covid-19-related production delays, has created disruption. Pricing has been increasing substantially, and production schedules are exceedingly longer than in years past, which is ultimately impacting our development budgets and construction schedules.
