Al. Neyer To Co-Develop and Build Midtown Nashville’s Newest Multifamily Development

Al. Neyer unveiled plans to co-develop and build its first multifamily development in Nashville’s urban core in partnership with The Dinerstein Companies (TDC), a nationally recognized multifamily development, construction, and property management company. In a joint release, the companies announced their purchase of 1.14 acres of land in Midtown Nashville to develop Aspire Midtown, a 14-story, 277-unit luxury apartment community. Construction is anticipated to begin this summer.

Aspire Midtown will be located at 1801 Patterson Street on the southwest corner of 18th Avenue North, a location in the heart of Midtown with proximity to three major hospitals and Vanderbilt University’s campus, walkable for medical professionals, students, university employees, and under two miles from Amazon’s new headquarters.

“This project is particularly exciting for us at Al. Neyer,” said Patrick Poole, VP, Nashville Market Leader at Al. Neyer. “We have been actively pursuing urban midrise and highrise multifamily projects in Nashville for the last several years. Our strategic partnership with TDC, as co-developers of the project, allows each developer to bring their individual strengths and experience to this development. Aspire Midtown’s location will be one of its many selling points to residents. With the appeal of walkability and a vibrant restaurant scene, we envision Midtown to be the next Gulch, and we are eager to be a part of its redevelopment.”

Al. Neyer and Dinerstein’s partnership allows both companies to invest in an area of downtown Nashville that is next in line for development. Dinerstein will serve as co-developer and property manager of the project, while Al. Neyer will serve as co-developer and design-builder.

“We’ve been building multifamily projects for decades in our other Al. Neyer markets, and we are excited to bring that deep multifamily experience to Nashville,” shared Poole. “Al. Neyer has its sights set on developing more urban projects while also continuing its track record as one of the most active developers throughout Greater Nashville’s surrounding counties.”

Aspire Midtown’s amenities will include a fitness center with outdoor yoga room, two jam rooms, bike storage, resident storage, pet spa, outdoor pool, outdoor grill, club room, top floor skylounge with downtown views, and EV charging stations in garage. If that isn’t impressive enough, each unit will have its own private balcony. Demolition begins in June, and vertical construction will commence in August with anticipated completion in Q4 of 2024.
