Neyer Sets Sights on Booming Strip District Al. Neyer and Rugby Realty are moving forward with plans to bring modern, mixed-use space to one of the hottest urban districts in Pittsburgh. The team has advanced conceptual design efforts for a 420,000 SF development at the corner of 21st and Smallman streets in Pittsburgh’s booming Strip District. Current design anticipates a multi-phase project that at its completion would include approximately 380,000 SF of office space, 40,000 SF of retail space, and a 1000-space parking garage. The design team has met with a number of Strip District community groups including Neighbors of the Strip, St. Stanislaus Church, and Riverlife. In addition, preliminary land development meetings and presentations have been completed with city planning as the project formally moves through land development entitlements and approvals. Al. Neyer hopes to receive formal land development approval for the site in early 2018. That would position construction to begin in the spring or summer of 2018.
