Cincinnati – Christopher Dobrozsi, CCIM, director of real estate development for Al. Neyer, Inc., is among green building experts discussing regional efforts to reduce the carbon footprint in local construction and renovation projects.

“Cincinnati Becoming a Leader in Green Buildings” is a program of the CincinnatiUSA Regional Chamber and is scheduled for May 22, 3:30 p.m.-7 p.m. at Al. Neyer’s Linden Pointe on the Lateral office campus development in Norwood, Ohio, the site of a significant brownfield remediation and redevelopment. Mr. Dobrozsi is Al. Neyer’s development lead for Linden Pointe on the Lateral, the site of the seminar’s location. In 2007, Al. Neyer was recognized by the Cincinnati USA Partnership for Economic Development at its annual meeting as a Growth Award recipient for Linden Pointe on the Lateral, a 22-acre corporate office campus and retail development on a revitalized brownfield site in Norwood. When completed, Linden Pointe will represent $105 million in value and a significant catalyst for economic diversification for Norwood – 2,500 will be employed there.

“Green building is a way of looking at everything you do from the beginning of a building or remodeling project,” Mr. Dobrozsi says, “including initial site work and design. For example, at the Linden Pointe site, there were significant amounts of old concrete structures underground from previous manufacturing operations that we decided to crush and reuse in the Linden Pointe project. It just took a bit more planning, but not a lot more expense.”

Mr. Dobrozsi is also development lead on East Pointe Building 200 in Middletown, Ohio, slated for a May 2008 groundbreaking. Intended for Leadership in Energy and Environmental Design (LEED) Certification, East Pointe Building 200 is a two-story, 50,000-square-foot corporate office building at the Interstate 75 and State Route 122 interchange.

Al. Neyer’s Design-Build Group recently completed a LEED Commercial Interiors tenant buildout for architecture firm SHP Leading Design at Linden Pointe on the Lateral. SHP’s new 25,000-square-foot space features recycled materials in carpeting and furniture and occupancy sensors that reduce energy use.

Dick Thomas, Vice President of Architecture, SHP Leading Design, joins Mr. Dobrozsi on the Green Building panel, along with Kim Satzger, CEO, Port of Greater Cincinnati Development Authority and Randy Travis, President, RLT Design. Panel moderator is Peter Strange, chief executive officer of Messer Construction. Keynote Speaker is Steve Melink, president, Melink Corp.

Al. Neyer is a 115-year-old Cincinnati-based commercial real estate development and design-build firm focusing on mixed-use urban development and office, medical office and industrial development.

The next phase of the green development and construction is under way on the corporate office and clinical research campus of Medpace, Inc.
