East Pointe 200 achieves LEED Gold rating

TWO FIRSTS:
Al. Neyer building Middletown’s first to gain LEED certification

Project first to gain certification under Ohio Job Ready Site program

East Pointe 200 received Leadership in Energy and Environmental Design (LEED) Gold Certification for Core and Shell today.

Located in the City of Middletown on a site east of Interstate 75 in the City’s Renaissance District, East Pointe 200 is a 50,000-square-foot Class A office building, completed last year by Al. Neyer, Inc., developer and owner.

East Pointe 200 is the seventh LEED Core & Shell certified project in the State of Ohio and the third to achieve Gold certification. It is the City of Middletown’s first LEED-Certified building.

Highlights of the project’s sustainable aspects include:
   •  Preferred parking set aside for fuel efficient vehicles;
   •  Established guidelines for building tenants on how to achieve LEED certification for Commercial Interiors;
   •  30% of material cost for the project came from recycled content;
   •  68.9% of waste from construction was diverted from a landfill and instead recycled;
   •  Water savings in the building is 38.8% from that of a standard building;
   •  Energy savings reduced 23.6% from that of a standard building;
   •  Indoor air improved by use of low-VOC and no added urea formaldehyde interior products, including adhesives, sealants, paint and wood composite material;
   •  90% of regularly occupied indoor space is accessible to outdoor views;


East Pointe also recently became the State of Ohio’s first project certified under the Ohio Job Ready Sites Program. "The East Pointe Project has been held to stringent requirements, and was required to satisfy high industry standards in order to receive an Ohio Job Ready Sites Certification," according to Ohio Department of Development Director Lisa Patt-McDaniel in a March 18, 2010, letter sent to the City of Middletown. "This project is an exemplary success for the City of Middletown, Warren County, and the State of Ohio as a whole."

SHP Leading Design was LEED consultant for East Pointe 200.

Key tenant of East Pointe 200 is Paychex NA, a corporate benefits and human resources outsourcing firm that occupies nearly half of the building. Both Paychex and State Farm, a 5,200-square-foot tenant, designed and built their spaces intended for LEED-certification for Commercial Interiors (CI).
